D.S. Ewing Architects, Pasadena, Calif.
Project location: Pasadena, Calif.
Sq. ft. before: 3,792
Sq. ft. after: 3,744
Project cost: $1.35 million
One of Pasadena, Calif.’s, grand old gems, a 1909 Chalet/Craftsman style home, had been left vacant and had fallen into serious disrepair. Some original elements had disappeared altogether. The original interiors were ripped out in the 1950s and now were shoddy and fading. Then a well-heeled owner stepped forward and tasked Ewing Architects with a complete restoration. The resulting program also restored a guesthouse and surrounding grounds.
The challenges were numerous. Built with lodge pole pines, many of the original members, including window surrounds had rotted or were missing. Exterior shingles were rotted and cracked. Additionally, the house had no footings. It was sitting on dry-stacked brick piers.
Researching the home, the Ewing team was able find the name of the architect and the builder but were not able to find plans for the home. They did, however, find a color newspaper image of the home showing a log trellis, a log pergola, a log sleeping porch and numerous other log features which had disappeared. Ewing added each of the missing items back onto the house.
On the inside, Ewing restored the original designs, with the exception of the kitchen and the bathrooms, which were enlarged but designed in the original character of the house.
The one significant alteration involved removing an old stoop and replacing it with a dining porch and veranda off of the kitchen.
“All of the decisions were very sound,” commented one of the Master Design Award judges.
