Constructed as the first in a series of buildings for this estate sized coastal parcel, this detached structure will primarily function as the homeowner’s temporary living quarters while the main house is under construction, but then ultimately be used as detached guest quarters. This new, flood zone compliant structure is comprised of a deep foundation, elevated flat plate concrete slab and conventional wood framing. Minimal disruption to the existing coastal habitat was of paramount importance to both the homeowner and permitting authorities, and extensive measures were implemented to ensure compliance with these requirements.
Nestled among mature oak trees within a protected coastal hammock environment and within 20 ft. of the Intercoastal Waterway, the site had extremely limited access for both equipment and materials.
Interfacing all of the various components within the radiused structure required a tolerance margin of no greater than 1/8 in.
The wood portion of the structure was assembled during the hottest, most humid time of the year, creating great potential for movement, shrinkage and/or warping of the interior paneling, glulams and other woods.
Steel pipe piling was used in lieu of a conventional concrete piling foundation to overcome the site access constraints. The glulam beams were fabricated in matched pairs and assembled on-site with concealed knife plates. Once fully assembled, full scale templates were created for both the beams and the proposed windows and doors for exact conformance to 14 different radius control points. The standing seam metal roof panels were roll-formed on-site to ensure a perfect fit. Once fully enclosed, the interior was carefully dehumidified to prevent excessive movement to the glulam beams and interior wood finishes.
Built with the precision of a finely crafted wooden ship, the project exemplifies indigenous architecture, workmanship and materials suitable to withstand the harsh coastal environment. The judges were impressed by the roofline with exposed lams and thought the open layout worked well for this project.
