The clients desired a modern, open and comfortable space for entertaining while improving functionality for day-to-day living. The separating wall between the kitchen and dining room was removed and the separating wall between the kitchen and the living room was moved and reduced to achieve the desired open concept floor plan. 

The kitchen was completely remodeled, and an island and service bar were added to enhance entertaining amenities. The master bathroom was expanded and improved. A guest powder room was also added. Underutilized space in the family room was transformed into a convenient first floor laundry room and a closet. The two-sided fireplace in the family room was removed, opening up access and improving the flow into the formerly underutilized sunroom. A new, custom carpentry and quartz gas fireplace was added to the sunroom, transforming the space into a comfortable additional area for entertaining. When demolition of the old fireplace and surrounding area began, it was discovered the ridge beam supporting the roof of the sunroom was improperly attached to the fireplace. The ridge was re-engineered and supported using 3/8″ steel flitch plates between LVLs to support the roof of the sunroom.
