2023 Master Design Awards: Outdoor Living — HONORABLE MENTION

by Emily Blackburn

Dock and Deck

Knoxville, Tenn

Location: Knoxville, Tenn. | Project Cost: $ 1,200,000
Square footage before: 0 | Square footage after: 11,000

This project is the home of Deckorators Certified Pro Jason Varney, owner of Dock & Deck based in Knoxville TN, and host of DIY Network’s Docked Out and Staying Afloat. The 11,000-square foot home features the ultimate in outdoor living including a pool, hot tub, covered boat dock, putting green, and artificial yard with two outdoor kitchens and 80 foot boardwalk, featuring 3,000-square feet of Deckorators’ decking. One of the main objectives of this project was to replicate a resort infinity pool visited by the Varney family in Cabo, San Lucas. The destination left a lasting impact on the family and served as a main source of inspiration to create a true ‘resort backyard’.

The biggest issue was the grade. The elevation from the road to the lake presented challenges with over a 90 ft. drop in elevation change. Additionally, there are homes on either side of this new build property, which meant that all materials and building equipment had to come in and out by barge. There were countless challenges and setbacks due to weather, water traffic, and product availability as the project started in April 2020 just as the entire industry began to see supply-chain impacts.

As a builder and contractor of a deck and dock building company, Varney was able to maneuver each challenge with a fast and furious solution. To create a resort backyard, the team did as much of custom work internally as possible and contracted with other professionals to create unique design features. With the limited space outdoors and such dramatic grade and elevation, they ended up adopting a design that utilized an organic flow with multiple entertainment zones. The upper tier features a custom infinity pool with a shower and bathroom. Closer to the water, two zones feature a miniature golf experience and a boardwalk for friends and family to dock their boats. This leads to covered boat dock featuring a sitting area that can fit one boat and three jet skis.
