2024 Outdoor Planning Guide: Front and Center

BLB Design/Build and Latady Design construct a porch addition to boost outdoor living space as well as curb appeal.

by Kyle Clapham

Originally the facade of the waterfront property featured a simple front landing with a small roof supported by two decorative columns. The homeowners not only wanted to increase the outdoor entertainment space but also upgrade the curb appeal of the house. BLB Design/Build partnered with Latady Design to develop a new, 500-square-foot front porch to satisfy both of their desires.

The team carried the front porch along the entire length of the façade to create enough space on either side of the steps for the clients to sit and enjoy the view of Joppa Flats, a nearby wildlife sanctuary. The homeowners also intended the updated front porch to be a statement piece for visitors and motorists driving by, so the companies added several details to help achieve the “wow” factor they sought.

Location: Newburyport, Mass.
Designer: Kevin Latady, Latady Design
Square footage: 500
Project cost: $219,864

A combination of flat-welded and standing-seam copper on the roofs will begin to patina over time.
A barrel roof was designed at the center of the porch and extends into two hip roofs on either side.
Six 8-foot-tall Roman tapered columns were installed at the deck corners to support the three new roofs.
Thermal color-changing deck boards and a custom-made railing system help finish off the space.
The homeowners were able to capture better views and expand their outdoor living space by 500 square feet.
The front porch not only welcomes visitors, but it also makes a statement to motorists driving by the house.
