The existing home is located in an older neighborhood with a historic overlay in place, requiring that any alterations adhere to and maintain the historic fabric of the structure and community. A major goal for the project was to obtain a green certification so this home would be unique from other homes available for sale in the neighborhood. The home has received Energy Star certification and Earthcraft certification is pending. While doubling the size of the home, energy use decreased from 36,800 kilowatt hours per year to 26,135 kWh per year. The crawl space was sealed, dehumidifiers were installed in the basement, a high-efficiency HVAC was installed with an outside combustible air vent, and a fresh-air ventilation system is operating.

The remodel of this less-than-1,700-square-foot, two-bedroom lakefront home included a cost-effective way of lowering future energy bills. The clients wanted to keep the same square footage but make the house more functional while adding curb appeal. While the home received an open floor plan, a green energy consultant analyzed energy-efficiency choices based on upfront and long-term costs. The home achieved a Florida Green Home Gold rating from the Florida Green Building Coalition Inc. and is an Energy Star home with a HERS Index of 60, which was reduced from 141. Features include a cool roof, secondary water barrier, spray foam insulation with a thermal barrier coating, injected foam block wall insulation, fiber cement siding over a rainscreen, tankless water heater, WaterSense toilets and showerheads, dual-pane fiberglass windows and doors, and more.
