We need to account for the costs in estimates with our clients. We use the reality of this trend to urge potential customers to buy now before they go up anymore.

Supply shortages have required you to ask clients to go back and pick another finish or building material. What are your tips for handing these product trade-off conversations?:

Communicating by phone provides the most courtesy, but always follow that up with an official looking change-order that requires their signature. The key to keeping and building trust is to be both personal and professional.
