Objectives for this whole-house remodel included adding a wing for a bedroom and bathroom, home office, screened-in porch, kitchen gut, first-floor utility room, lower-level recreation room with a kitchenette, a focal point stairway and to make the whole house net-zero energy. The home’s floor plan was reorganized around a central spine of circulation that connected both ends of the home. Additions were put on the north, east and south sides of the house, furthering a “pavilion” concept of the home to create balance. Green elements include an insulated concrete form basement, energy-efficient windows and a grid-tied 14.4-kilowatt photovoltaic array roof-mounted on a separate solar barn in conjunction with a ground-sourced, closed-loop geothermal heating and cooling system. 

Jackson Design and Remodeling, San Diego
After owning their house for 15 years, the clients realized it no longer fit their lifestyle. The home’s new design is an artful interpretation of California coastal aesthetics combined with contemporary yet soft elements inspired by the Arts and Crafts movement. The new design added 1,723 square feet to the home, bringing it to a total of 4,341 square feet. Structural changes opened the house to allow more light and ventilation while creating natural gathering places for the family. The first floor was transformed into one great room, an unused deck was removed, and a room was added above the garage. Details such as line symmetry, a trapezoidal island in the kitchen and a wall of staggered porcelain tiles complete the project. 

Custom Design & Construction, El Segundo, Calif.
The homeowners wanted to remodel and enlarge a 1920s vintage beach cottage using a ultra-modern design. The building site was 30-feet wide and 45-feet deep, and the client wanted a home built of pour-in-place concrete on unstable beach sand. The tall, narrow building was designed to utilize elements such as elevators for cars in the garage and glass sliding walls to achieve a sense of space. Other materials such as concrete, stone, glass and stainless steel lend a modern feel to the space and eliminate the need for additional flooring materials or wall coverings.

CG&S Design-Build, Austin, Texas
This 1980s-era, two-story home had experienced several serious flooding events the owners wanted to fix. They also wanted to update finishes, transform the home’s appearance and add more square footage. A xeriscaped landscape plan for the lot redirects floodwaters away from the house. On the first floor, a new office and separate in-law suite were built, and a new bay was added to the garage. The kitchen was doubled in size, and the adjacent breakfast area pushed farther into the rear yard. The exterior wall of the living room was moved out to enlarge the space. A new covered patio extends along the rear wall of the house. Upstairs, a larger master bedroom with windows on three sides was added, and a master bath featuring a walk-in shower accentuated with mosaic glass tiles was constructed. The original master bedroom was converted into a walk-in closet with custom designed shelving and built-in furniture. The home was increased in size from 3,660 square feet to 4,910 square feet.
